To divide a single piece of land into several parcels (i.e. for a new housing project), subdivision approval is required.
As part of the planning process, draft plan of subdivision approval from the Town and/or the County of Essex is necessary.
If a parcel is to be subdivided into four lots or less, application is made to the Town’s Committee of Adjustment. For larger developments, application is made to the Manager of Planning Services for the County of Essex, and approval by Town Council is needed.
The Planning Department will evaluate the proposal and coordinate the input of the Town administrative departments in preparation for a recommendation to Council. The Planning Department will also determine the content of a subdivision agreement for the provision of municipal services. The relevant policies of the Official Plan, the regulations of the zoning by-law, and good planning practices will determine the suitability of the plan of subdivision.
Consultation with the Town Planner prior to the acceptance of a draft plan of subdivision approval application is required.
